Update on Registration of Resale plots : 26-May-2017
Registration of resale plots was started yesterday at Thullur Sub-registrar office. Registration value was set at Rs 400 per Sq.Yd by the revenue department. Buyers are entering into agreements with farmers of Nelapadu village.
Transaction that was registered yesterday was done at 14,000 per Sq Yd. Prices for plots that were allocated for Nelapadu Village were hovering between 13,000 to 15,000 based on sector it was located.
Avenue Realty has estimated growth of 25% on 15/04/2016. Land price at Nelapadu Village was 1.35 Cr when Avenue has estimated (11,000 / Sq yd). Based on current prices they have gone up by 33% ( Residential and Commercial plots trading @ 14,000 & 17,500 respectively). Avenue Realty has recommended prices between 11,750 to 13,000 for residential plots in different sectors in Nelapadu township on 28/02/2017 based on last transaction value of land in acres. The current transaction traded at 10% higher than recommended value.

As per CRDA registrations are going to start in a few days. To help our customers, we have come up with our recommended prices for each sector.
Before plots were released land prices in each Village/Township were more or less same as the package was same for all. But each plot is different from another due to various variables.
So, to give better recommendation we have drilled down to sectors and in some cases we have recommended range rather than fixed price.
Note: Each Township spreads across multiple Villages and each Township contains multiple Sectors.

Update on Prices & Registrations – 07-July-2016
CRDA has stopped issuing NOC’s for registration in all 29 Villages except Penumaka, Undavalli & Nowlur. So, Prices hasn’t changed much since our last update on May 31st.
Registration will start only after plots were released and assinged to owners. Nelapadu plots registration might start in another 1 month but all other villages will take atleast 2 months.
Update on Registrations – 09-June-2016
Government has added new restriction on registration of lands across all 29 Amaravati land pooling villages. From now on, buyers have to submit NOC from CRDA by mentioning the extent of land. Extent of the land the buyer can buy will be decided based on the 9.18 submitted by seller. If 9.18 is not submitted by a seller, CRDA will not release NOC for part of the land the seller owns. So, buyers may not be able to buy the extent that seller is willing to sell. So the seller has to submit 9.18 to CRDA that suits the requirement and get NOC.

Latest land prices in Amaravati Townships – 31-May-2016
Here is the latest land prices based on the last transactions. You would notice there is a 5- 10% drop of Dry land prices due to lack of demand from buyers. But we still stick to our initial estimation of Growth Rate after the plots were released by CRDA.
By analyzing prices we can clearly see classification of villages as Tier 1, Tier 2 & Tier 3 from buyer’s perspective. Tier 2 & 3 villages saw price drop but prices in Tier 1 villages increased and its becoming very hard to find sellers in these villages, to our knowledge very few with clear titles are willing to sell.
Unofficial information from CRDA suggests that registration of lands from all 29 villages will be suspended for one month starting June 10th. We cannot confirm this news but CRDA has to stop registrations at least in a phased manner to plan final layouts based on 9.18 forms received.
